Heartland Capital Investments provides management services for businesses that generate or purchase their own rent-to-own contracts. By owning your own portfolio of rent-to-own contracts, you can benefit from the good rate of return and substantial tax benefits that accrue via depreciation. HCI will take care of collecting payments, pursuing delinquent accounts, coordinating assets recovery, and providing the reporting that your lender will want to see.
Our clients typically form an LLC to hold their rent-to-own contracts. If you need access to credit, we can introduce you to financial institutions that have been working in our industry for decades. A rent-to-own portfolio provides an alternative to other investments such as bonds, stocks, CDs, or real estate, with significant tax benefits that can help you offset your income from those other investments.

Our legal department provides state-specific contracts and handles matters in small claims and bankruptcy, while working with a network of local counsel for court appearances and replevins.
Performance Analysis
HCI will provide metrics on the portfolio performance and make recommendations on RTO contract terms, lengths, stipulations, etc. We strongly recommend steps to improve the quality of the contract rather than the volume.
Accounting Services
General Ledger provided numbers, sales tax filings, customer listings/rent rolls, stock inventory and delinquency reports. We also will work with your corresponding lender if debt is in place or borrowing base certificates are needed.
New Warranty Services
We offer a product consumers can opt into if they experience damage or total loss of the unit. If the customer is enrolled in the program and a qualifying event leaves the building damaged, HCI will pay off the customer’s account.
Skip Tracing
We use a variety of services to identify our customers’ location, contact information, references, relatives, employers, etc. We also keep a close eye on social media activity.
Bad Debt Recovery
HCI works with a third-party debt collector to collect on accounts once we have exhausted internal efforts.
Floorplan Inventory Financing
HCI works with a third party financier, Fast Track Floor Plans, LLC, that finances new and used retail inventory.
Physical Site Checks
Our field representatives visit asset locations to attempt collection, re-contract, re-market products, and coordinate pick-ups.
Asset Recovery
HCI coordinates with a network of contracted drivers throughout the country to recover assets that are in default.
